After all, done right, your relationship with that broker will benefit you far more than any commission you will pay. You can choose an agent randomly, you can call the name on the sign or you can research to find the right agent for you who will make sure you have an advocate. Lets be very frank. I would personally want to know if the person advising me takes their own advice. Do they have investments and have they been through a 1031 personally? Its hard to faithfully follow the advice of somebody who won’t listen to it themselves. If its sound advice, shouldn’t they be following it too?
Ok, lets talk about the elephant in the room while we’re at it. I’m talking about the subject that many don’t want to address even though it’s how many deals come together. How many times have you found out about a property after it was too late? Many deals in any given area are made behind closed doors without ever being offered to the public so its super important to be connected. When you’re dealing in smaller communities, people tend to guard their relationships closely and those relationships really are a large part of an agent’s value proposition.
